New Build Properties

  • Offer preliminary service charge assessments and apportionments during the build for sales and marketing purposes
  • Review and offer advice relating to ground rent lease conditions
  • Organise general amenity arrangements upon completion of the build
  • Arrange all preventative maintenance and best value utility supply agreements for the communal aspects of the property
  • Prepare the insurance transition from contractors all risks to property owners policy
  • Attend to all legislative matters including: General Health & Safety and Fire Risk Assessments
  • Prepare the formal service charge budget and invoices upon completion of the build
  • Collect ground rent from the lessees through service of s.166 notices
  • In the case of management companies we provide complete support throughout formation of the RTM Co, issue share certificates and deal with resolutions / AGMs
