Existing Properties - Review existing maintenance and utility service arrangements and procure 'best value' services
- Prepare annual service charge budgets and demands
- Insure the property in line with each client's requirements

- In the case of management companies we provide complete support throughout formation of the RTM Co, issue share certificates and deal with resolutions / AGMs
- Carry out routine property inspections
- Tackle any neglected maintenance of the property under s.151 of the Commonhold & Leasehold Reform Act 2002
- Prepare annual financial statements of all service charge contributors

Routine Property and Estate Management - Attending site to ensure all buildings and grounds are in good order and that all services are working correctly
- Supervising contractors and other such personnel
- Negotiating, renewing and maintaining maintenance contracts/purchase agreements
- Arranging and supervising day to day maintenance
- Preparation of specifications, obtaining quotations and appointing relevant contractors
- Dealing with site specific enquiries
- Arranging and renewing insurance and managing the progression of any claims
- Dealing with the assignment of properties, maintaining up to date registers of leaseholders/tenants and all appropriate property records
- Organising and attending property related meetings with tenants, leaseholders and or landlords
- Financial planning for capital repairs and replacements. Where appropriate we organise a capital testing programme to ensure the life expectancy of capital plant.
